A Thornbury Dream for our Home Buyer

One assignment we recently completed for a lovely client of ours was particularly memorable because her search parameters were not so easy. Finding an older style house in Thornbury for her to be able to move right into without any renovation required for under $650,000 was the original brief, and while we like to be able to make dreams come true, there are some which are highly unlikely.

And this was one.

Aided with a couple of meetings and coffee catch ups, we fine-tuned the brief to cater for townhouses. Reluctantly, our buyer agreed to stretch the search parameters out to Preston and Coburg, and we happily added townhouses into the mix. Her commentary after each Saturday’s inspection made it obvious that location was going to win over size and style of the property, so we canvased Thornbury carefully for her in an attempt to find a suitable property within the budget.

Popular for it’s bustling cafes and foodie culture, and enabling easy access into the city via train and tram, Thornbury is always in high demand by Home Buyers and Renters alike. The recent addition of “Welcome to Thornbury“, a permanent collection of food trucks adds to the charm of the area, and visitors are often drawn to the gorgeous 1920’s Thornbury Theatre for gigs and functions.

It was little wonder our client was so fond of this suburb.

When we spotted this 1940’s house on a subdivided block of land, we were confident that in the absence of building issues, our client would love it. The rear property was fenced off and a mature garden gave the house a warm and private feel. In the face of a lot of doubt, we’d found a property which ticked all of the criteria boxes.

A quick conversation with the agent identified that the vendor was selling privately and other offers had been made. We knew we had to move swiftly and we coordinated an immediate contract review and submitted an offer subject to our Buyer’s satisfaction with a building inspection.

Secured for $640,000 on a long settlement, this house is one to remember. Sometimes a tough brief can be matched.
