Sometimes it pays to be patient…

Our most recent off-market win was more than just a great purchase. It was the property which was worth the wait and the heartbreak our fantastic clients had endured in their quest for a period property.

One the most quoted lines I used for this particular duo over the last three months was “…you just have to be patient.

It was tough, because patience didn’t really come all that easily for them.

Excitable, spontaneous, emotional… these were all fair words to describe our clients. We loved working with them and rode every wave alongside them in the journey.

They were under-bidders at three auctions and participants in a fourth. The experiences they gathered and the knowledge they gleaned along the way was valuable, and we kept assuring them that we’d eventually find the one that was meant to be.

As they  were gearing up for an auction in Flemington this Saturday just gone, a call from a local friendly agent on the Thursday threatened to derail all of our due diligence and planning for the auction. We cautiously sent them along to see the off-market Victorian in beautiful Williamstown, wondering if the glowing description offered by the agent would match the reality.

Indeed it did.

At 6.30pm on Thursday night, our clients’ energy was palpable and not only did their enthusiasm for this property outstrip that of every other property they’d decided to bid on, they loved it so much that they wanted to canvas the idea of living in it themselves.

Not quite the concept I’d tried to engineer, but good news all the same.

31 Cecil beach.JPGI inspected the property myself at 10am the following morning and upon arrival, I knew immediately that our agent had delivered us a winner. The bench street on the timber porch, overlooking the beautiful wide street, flanked by elm trees set a perfect scene.

A glance directly down the road showed just how close Williamstown Beach was. They had water views directly from the front door.

Internally, the property was a crowd-pleaser. Beautiful, ornate cornice, detailed Victorian archways, a stunning, wide hallway entrance, and a sunlit rear, open-plan extension had me wondering if I too could live in this house.

I could see why they’d fallen in love with it.

The purchase was one of the fastest I’d helped coordinate. Our due-diligence, contract review, signing and execution had all been finalised by 8.30pm on Friday night; just in time for our clients to cancel their auction attendance, and suiting the vendors’ decision to have a fast and private sale.

The right one was out there waiting for them… they just needed a few disappointments to recognise how sparkling a diamond this superb asset was.
