….Raglan St Port Melbourne

Port Melbourne as we know it today is a thriving, beautiful beachside mecca only 5km from Melbourne’s CBD. It is home to luxurious shops, high end cafes and restaurants and is one of the states highest median household income suburbs.

Interestingly though, Port Melbourne wasn’t always like this.

It was one of the cities poorest areas, home to the grungy industrial warehouses and manufacturers, ports and working class. The timber single-fronted Victorian worker’s cottages are are a reminder of the suburb’s history, and the carefully crafted renovations are testament to this incredible hotspot’s amazing regentrification story.

Over the last twenty years, Port Melbourne has grown in popularity at almost the fastest pace of any inner-ring Melbourne suburb. Proximity to the city, combined with the beachside lifestyle has enabled Port Melbourne to climb the rankings at record pace, and now the median house price for the area is $982,000 (source: APM). Flanked with high rise apartments, trendy developments and stunning cottages, Port Melbourne has a soul of its own and it’s little wonder buyer’s are so prepared to push their budgets to enter this tightly-held market.

I had scheduled the auction of 104 Raglan St Port Melbourne in my diary for a heated auction for a Saturday in December, however our plans were foiled when a keen buyer made the vendor an offer they couldn’t refuse.

This house was perfectly suited to my buyer; a smart, independent young business woman who had set her heart on period Victorian style and who had made it very clear that a courtyard, an entertaining space off the kitchen, a great second room for her home office, and easy-walking access to local cafes and light rail were all items on her property criteria list.

I wasted no time in rapidly preparing for an auction-before-the-auction.

We had contracts reviewed, finished our due diligence and stepped up to the negotiation table. Three of us fought it out over two days and exactly one week before the scheduled auction, we secured this property.
Raglan Street would arguably be one of my favourite locations. With light rail only moments away, cafes and great eateries almost at the doorstep, and the CBD within easy cycling distance, the lifestyle score for this location is exceptional. Busy Bay St offers great dining all day and into the night. The running and cycling tracks along the beach offer a picturesque outlook for everyone who enjoys the landscape. Cruise ships come in to port at Station Pier and worldly tourists on foot flood the cafe strip. Port Melbourne has gone from rags to riches and everyone who has watched this unfold has wished they owned a worker’s cottage three decades ago.

This journey had been emotional, exciting and grueling for our client… but the last page of the story book made it all worth while.
