Almost a year ago I met a lovely family who were renting in Yarraville and saving hard for a deposit to buy their own home.
Their challenge was to find a home for sub-$500,000.
Our initial meeting was hard, because they realised that buying in their much-loved community would be limiting due to their budget affording them a two bedroom apartment, yet this wouldn’t be suitable with two children in tow. Finding a three bedroom home within budget would require some soul-searching and an acceptance that they’d have to move away from Yarraville.
When I received their call twelve months later, it was obvious that they were ready.
We spoke about compromise. Would they be happy with a renovator’s dream in perhaps West Footscray? Could they accept tighter living conditions in an apartment? Or would they be OK with the concept of moving further out?
The choice was made… they’d prefer to move further out, find a three bedroom home which didn’t require work, and as long as public transport and CBD accessibility was abundant, they were ready to go shopping. Surprisingly for them however, they only needed to move another 4km to achieve their criteria list. We canvased nearby western suburbs and arrived at Sunshine, where this three bedroom semi-detached house offered all of the elements on their checklist.
Featuring lock-up garage, outdoor entertaining space, two living areas and three bedrooms, our clients could move into their own home and live comfortably with their two little children.
Better still, they could continue to enjoy proximity to their friends and familiar lifestyle hot-spots, being just six stops on the train from CBD, four stops from Yarraville, and a short ten minute drive from their old neighbourhood.
For the price of a dated two bedroom apartment in Yarraville, they were able to move out and trade up to a home in Sunshine. Poised for continued growth based on proximity to CBD, western rail link upgrade, higher prices now in West Footscray meaning affordability is a challenge, this constantly evolving and rapidly growing hot-spot will aid many inner-west buyers who are priced out of the Yarraville-Seddon-Footscray market.
Being the Lantern Festival this weekend, our acquisition for them was particularly special.
