This brief was special because our client was keen to stay as close to the city and transport links as possible, and really wanted a property without common area and body corporate. With a stretch budget of approximately $700,000, we circled Newport and Footscray as likely inner-west options and put the call out to the agents.
Interestingly, this circa-10 year old double storey townhouse did grab our attention but being certain about price is difficult in an agressive and upward-moving market. We were assured by our agents that the vendor had in fact decided to quote the auction price guide firmly where the genuine price expectation sat, so with curiousity and a degree of enthusiasm, we discussed the property with the agents before sending our buyer along to an open. My conversation with the agents did indeed reveal that we had a moderate chance of success if our client chose to pursue the property.
That she did, and the report was glowing.

We often meet prospective buyers who are unfamiliar with the rate of gentrification that Footscray has experienced over the last decade, but our lovely client was only all too familiar with this wonderful patch and the transition it has undergone and she took no time to decide.
