Yesterday on the still, crisp winter’s day at Gillies St Fairfield, the crowd milled in anticipation outside the gorgeous three bedroom, period styled co-joined cottage.
Houses like this are often termed “crowd-pleasers” by us, because they have broad owner-occupier appeal based on a third bedroom, generous rear courtyard and great open-plan living area. From couples to singles to families to down-sizers.
… these types of properties attract large numbers and equally with renters alike, they can represent great investments.
Our competing buyers were indeed a good clue. The campaign had attracted a good blend of buyers including other advocates.
Fairfield certainly starred on our preferred suburbs list for this assignment. Our brief was to find a comfortable ‘lock and leave’ style home in good, sound condition in a nice cafe-lifestyle inner-suburb for our down-sizers. A third bedroom was on the list and our budget precluded houses on the eastern side of the city. Fairfield, a mere 6km from the city is bounded by Alphington, Collingwood and Northcote, and like it’s popular neighbours,
Fairfield boasts a fantastic range of great cafes and delis along the ever-bustling Station St. One of our favourites is Bean Counter Cafe, synonymous for their friendly staff, great coffee and interesting tea. But our all time favourite place for a tranquil escape from inner-urban living is the Fairfield Boathouse;
…..a gentle paradise where a quiet cruise in a rowboat on the Yarra river can while away hours.
With all of this nature and culture at the doorstep, it was little wonder our clients said ‘yes’ when we presented Gillies St to them.
Our comparable sales analysis was interesting Finding a three bedroom, period-styled, open plan living house in this patch of recent was no mean feat.
Properties like this are tightly held.
But those we did consider guided us to a figure somewhere around $1.050,000 and with our due diligence processes in place, we set a clear limit and bided our time through the four week campaign for this big day.
The property was on the market quickly and quick staccato bids ensured a fast auction.
The hammer fell on our bid of $1,064,000 and our clients are thrilled.
