Our regional city brief this month was in Geelong – a changing, exciting, waterside city just 50 minutes from Melbourne. Our lovely clients are thinking forward to where they are going to live and work – and came to us to help them make their wish a reality.
Geelong never gets shrugged off by us.
It’s a city offering a beautiful water precinct, great schooling, an easy commute, and most importantly; fabulous period homes in the glossy inner suburbs. Investing in Geelong for the right reasons (and cashflow metrics) wins our full endorsement.
Our lovely clients were hopeful that they could find a 3BR+ property in a great area with good yard, parking on title, and a bit of character. They were open to mid-century homes, Victorian-era homes and everything in between. What they didn’t want was a renovation project or a property in suburbia with limited growth prospects. Challenging? yes…. but very exciting, and very promising. Their budget in the sixes meant that many viable options would be at their fingertips. We just had to find the right one for them.
Heartbreak struck at this gorgeous 60’s gem in middle-ring Belmont. We were the underbidders, (or as agents say – the bridesmaids). Another couple wanted it more – and it sold under the hammer for $630,000.
Knowing our values and having a soft-spot for the inner-ring areas including Geelong West, Newtown and South Geelong, we suggested they divert their attention to large, double-fronted, renovated period properties in this catchment. Our suggestion met with opportunity.
They inspected this gem in what is lovingly referred to as “West” by the locals.
For us as advisors, our encouragement flowed easily. The property ticked every box in terms of scarcity, strong and sustained growth drivers, and most importantly – ticking every box on their criteria list. Why wouldn’t they go for it? They’d have rail station and Melbourne transport links at their fingertips. Great breakfast cafes would always be a short walk away, and a low-maintenance, gloriously renovated property could potentially be theirs.
We prepared for auction and coordinated contract review and building inspection. Things did fall into place almost too easily and auction day arrived…. knowing that the property had competitive interest on it didn’t rattle us.
