Only two weeks ago, Amy and I attended an auction in Ascot Vale’s “The Parade” – an enviable address with an easy walk on offer to Union Road’s cafes and the local rail station.
Keen buyers challenged us beyond our budget but an advocate from the Eastern Suburbs lurked at the back and slammed a final bid of $515,000 shocking the entire crowd.
Our buyer was pragmatic about it and accepted that it wasn’t meant to be his.
Within the week we received a phone call from the auctioneer himself. We couldn’t believe our luck – this sensationally renovated, gorgeous 2BR ground floor unit was available for sale with an existing happy tenant. And better still, the address was Moonee Ponds – a win for our client.
A quick inspection confirmed everything we’d hoped. A boutique block, a gorgeous tree-lined street with picturesque houses all lined up, and most importantly, a thoroughly renovated, groovy finish with high quality items internally. The polished concrete floors stole the show and the beautifully designed bathroom/laundry gave this unit a real point of difference.
Negotiations ensured into to the night between us and a passionate home-buyer who’s offer required vacant posession. The vendor thought a simple solution of offering an ‘enticement’ for the tenant to break their lease could be advantageous, particularly given the other offer was 2% stronger than ours.
Fortunately for us though, the tenant named her price.
Her affection for the property meant that a small enticement was not going to work. If our vendors sold to the other buyers, they’d be more out of pocket based on the situation. Unbelievably, our lower offer of $495,000 secured us the property on the right terms for our happy client.
